GENERAL TERMS AND CONDITIONS AND PROCUREMENT POLICY

Please read the General Terms and Conditions carefully. Remember that by paying the reservation fee you indicate that you accept these conditions.

Availability:
The availability of apartments will be continually updated on our website. Even so, should there be any doubt, Bcn Aparts will confirm availability by email or fax within a maximum period of 12 hours and will send you an estimate that can be used to make your reservation. Confirmation of availability will in no circumstances be taken as a confirmed booking.

Confirmation and payment:

The whole booking can be done online. When the booking is confirmed, 20% of the total amount for the stay will be charged as a booking fee.

The remaining 80% should be paid in cash or by credit card (VISA or MASTERCARD) on the day of arrival to the person handing over the keys to the apartment, who will provide the temporary lease together with these terms and conditions. Both documents should be signed and the passport or ID card of the principal guest produced to gain access to the apartment.

Cancellation policy:

In case of cancellation of the reservation, no refund of the 20% deposit paid by the client shall be made under any circumstances.

Should the client change their dates, this will be construed as a new stay and shall be subject to the terms of the cancellation policy.

Any cancellation, including force majeure, shall be subject to this cancellation policy. Travel insurance including cancellation cover is recommended.

Number of guests:

The number of persons occupying the apartment may not exceed that indicated on the reservation. Where this is not the case, Bcn Aparts shall be entitled to ask the client to leave the apartment without a refund or else pay the difference, provided the apartment can cater for more guests.

Deposit:

A deposit indicated for each apartment, which should be paid when the keys to the apartment are handed over, is a prerequisite for occupying the apartment. Where such amount is not received, Bcn Aparts shall be entitled to refuse entry to such clients, without the latter being in any way entitled to demand the return of such deposit.

The deposit shall be returned to the client once it has been proven that the apartment and everything inside is in the same state as it was when handed over to the client. All apartments should have an inventory, which should be carefully inspected when the client leaves.

Behavior:

The client signing these General Terms and Conditions shall be held liable for the proper and decent behavior of all their companions. In the event of inappropriate or irresponsible behavior or failure to comply with the Rules of the House, Bcn Aparts reserves the right to ask the client to vacate the apartment, with the latter not being entitled to claim any type of compensation.

It is expressly prohibited to:

1.- Add furniture or carry out any type of alteration.
2.- Use the accommodation for any purpose other than that agreed.
3.- Perform activities or act in any way that is not hygienic or conducive to normal living conditions.
4.- Have a number of people staying at the apartment that exceeds its maximum capacity (except for babies of less than 2 years of age).

Complaints:

Bcn Aparts shall in no way be responsible for events outside the company or arising from a situation of force majeure or unforeseen circumstances, such as:

- Noise caused by work being carried out near the apartment that has been reserved.

- The lift being out of order.

- Interruption of supply on the part of the supplier companies (water, electricity, gas, internet…)

- etc.

No complaints will be admitted once the building has been vacated, with the guest relinquishing all rights to any compensation at such time.

Hours:

Entry: 3 to 8 pm

Departure: Before 11 am.

Both entry hours and also times of departure should be flexible and negotiable provided there are no other bookings for the days prior and subsequent to such date.
The client should always give warning of their estimated time of arrival. If arriving between 9 pm and midnight, clients should pay a supplement of 20 euros. Arrivals after midnight should pay a surcharge of 6 euros for each hour of delay.

At least 1 days’ notice is required of the expected arrival time; otherwise, we cannot guarantee that you will be able to enter on time.

Water / Electricity / Gas:

Electricity, gas and water charges during your stay have already been included in the rent.

Cleaning:

The apartment will be clean when the client arrives and have one set of sheets and towels for each person. The client may request further cleaning of the apartment (depending on the availability of the cleaning service).
On the day of departure, the client should leave the property clean and in an acceptable state of tidiness. Bcn Aparts shall be entitled to charge for additional cleaning costs when the apartment is found not to be in an acceptable condition.

Liability:

The client states that they are using the apartment at their own risk and releases Bcn Aparts from any liability for damages that might arise from such use, including damages, injuries, or loss due to fire, theft or criminal activity.

Bcn Aparts shall not be held liable for valuable objects taken or left in the apartment by the client.

The clients are liable for any damage to the apartment, with the exception of normal wear and tear generated by normal everyday use of the apartment itself.

Personal information and data protection:

In compliance with Article 5, paragraph 1.a) of Law 15/1999, on Protection of Personal Data, we inform the client that any personal details provided to us will be added to a file that has been duly incorporated in a Register established for such purposes by the Data Protection Agency, and will be used to facilitate the provision of the services you have contracted. Only those employees and suppliers that should be acquainted with such data to provide these services shall have access to same. In any case, the client may exercise their right of access, opposition, rectification and cancellation as stipulated in the aforementioned law.



HOUSE RULES

Our main goal is to ensure that our client has a good stay in Barcelona.

The apartments are equipped with smoke detectors. Please do not smoke inside the building - if you need to do so, smoke out on the terrace or in balcony where the apartment has one, where necessary. Please do not throw cigarette ends down into the street or courtyards.

Please respect the neighbors and other guests. They might not be in Barcelona for a holiday. Keep the noise down on the stairs as well as inside the apartments. Parties are strictly forbidden.

Quiet hours:
Monday – Friday: 10 pm to 9 am

Saturday – Sunday: Midnight to 10 am

Bicycles are not allowed to be taken up to the apartments or left in communal areas.

Please turn off the air conditioning, lights and electrical appliances when you leave the apartment, and do not use the air conditioning with the windows open. Our aim is to minimize the impact on the environment.

Pets are not allowed, except where otherwise stated in the apartment-specific terms and conditions

Although our apartments are located in safe neighborhoods, we recommend you lock the front door and only take what you need with you for the day. A safe-deposit box is available for your use inside the apartment.

Clients are expected to leave the apartment in reasonable condition, particularly the bathroom and kitchen. Do not leave any rubbish in the apartment. Please throw your waste in the municipal waste bins.

Please take care of the keys. If you lose them, you will be charged €70, deductible from your deposit, which is the cost of changing the full set of keys for your own safety, along with that of our future guests. If you have left your keys inside the apartment, €30 will be deducted from your deposit.

Please note that the apartment should be vacated at 11 am, as we have to clean the property between 11 am and 3 pm, before the arrival of the next client (3 pm is the usual time of arrival). We have an area available for the storage of luggage.

The apartment has ADSL / Wi-Fi Internet access. To configure the settings for this connection, named www.bcnaparts.com should be added to the wireless network using the password provided. A lack of connection for reasons outside the property shall not be grounds for any claim.
